Here is the turth about the price of philippine real estate prices.
I've been receiving a lot of messages on my social media asking me whether if they should sell or keep their property or not, and some are simply asking for help to sell their units. Although it's true that the pandemic has caused a major shift not only in the real estate industry, but also to the entire economy as a whole. But the question is, just how much though? Has it gone better now compared to 2020? Should you invest now during these times?
Join me as I discuss the prices of the philippine real etsate specifically in Metro Manila, and to give you real insights and ideas on what your next move should be. And should you sell yours?
Disclaimer: The data that will be discussed is not mine, it's from Jones Lang La Salle a global commercial real estate company. JLL mainly assists institutions, corporations, and wealthy investors in buying, selling, and managing real estate assets.

@alexbonilla11433 years agoVery informative. Thanks to you and to JLL. So basically prices were speculative all along and we are experiencing corrections now. Also i think QC in terms of per capita no. of condos is still low compared to others, right? Lastly should we classify (low, mid, etc) the price now in the correcting price or in pre pandemic? Tnx!! ...3

@leslieluciano37213 years agoDiversify your investment esp. during this pandemic. The thing with real estate is that it is so hard to liquidate once you need your money in comparison to stocks. 6

@hanahmaybagunu33723 years agoGreat content as always po. Just want to get your opinion in choosing between sync residences and allegra. Sync residences id way cheaper due to smaller cuts. However, upon checking the value per sqm of allegra is cheaper and amenities of the latter is better. May I know if which is better for flipping? And for long term? God bless. ...1

@NikswasHere3 years agoI recently put down the reservation fee for my very first investment: a pre-selling Condo in Taft. I've been thinking every night if it was a good decision, but hearing your thoughts about the resale value in the area makes me think I did the right thing. Turnover is in 5 years pa, so hopefully, school life will be okay by then 🙏 Thanks a lot for a very informative video! ...2

@user-zs9ek1bx5z3 years ago🤔 seems more employees prefer to work from home ... maybe more employers may prefer to outsource outside metro manila to avoid same scenario of prolong restrictions or alike , or more employers may also prefer work from home set up ... condos are so expensive to buy and to rent for ordinary earning Filipinos ... are the buildings built ready for possible "big one" (earthquake)?...4

@llothar683 years agoReal Estate is total overpriced in the Philippines and with the Chinese RE bubble bursting now, at least the condo market will collapse (finally, makes me so happy). @joeshmo5813last yearWhat is the purpose of making a video when the background music drowns your voice? If you so badly need to have background music then make it 1/4 the volume of your voice. Very frustrating to try and hear the words you are speaking with the music in addition. ...

@2john1493 years agoSorry to disagree with you but as we all know almost 70 percent of the population in Philippines are unbank so from 110 million pollution and 77 million let's presume are unbank. You only have 33 million that could afford those properties. And let's say 75 percent of the 33 million have their own house and lot. Now you have about 9.9 million left. And let's say 430,000 condo units for Manila and you have let's say half of that for Cebu 215,000, Davao let's say 100,000 and other cities in Philippines. Sabihin na natin 1 million and not counting house and lot for sale in the entire Philippines. 9 M - 3M = 6 million. With 6 million people, who can afford to buy a property especially with this pandemic, no jobs, economy down. I would say 2 percent of the 6 million are the only once looking for property now. So you looking at 120,000 people only. That means you are overstock. Sorry to burst your bubble. ...4
